5 Factors that Could Affect the Price of Your New Roof

When you get a quote for a new roof, you may wonder what goes into the costs.

Contractors may break the costs down into materials and labor or just list the total on your estimate. There are a few factors that make up the price, and some of these factors can change over the course of a few months.

Here are 5 factors that can influence the price of your new roof:

1. Size and Slope

It is fairly obvious that the size of the roof is a major factor in influencing the cost. However, the slope is another critical issue. Low sloping roofs are easier and safer to work on. If your roof has a large pitch, or slope, the installation cost will be higher.

2. Materials

The roofing materials you select can vary widely in price. A low-grade shingle will cost less than one that comes with a 30 to 50 year warranty. Slate, while durable is also expensive. The same cost factor applies to metals. Materials can fluctuate in price by demand as well.

3. Labor Rates

Many areas will have higher labor rates at different times of the year. When work is slow in the area, you may get a reduced rate. Labor is also based on any extra technical skills that may be required. For example, metal roofing systems require extra skills in installation. Additional costs are also incurred if delivering materials to the rooftop are difficult.

4. Additional work

If you are having your old roof torn off, there is an additional cost for the labor and disposal. In some cases, the plywood underneath the roof may require replacement, which can add to the costs. Homes or business with numerous penetrations into the roof, air-conditioning units or skylights, will require more labor and materials for ensuring a complete seal.

5. Warranty

Contractors and manufacturers will often offer extended warranties on materials or labor. The additional warranty will raise the total costs, but can be well worth the price.
